Hello and welcome to our house!

  

We are very pleased that you have chosen our house for your vacation.

Before you settle in and make yourself comfortable, we would like to draw your attention to the house rules for our vacation apartment.

By following these rules, we not only guarantee you a pleasant stay, but also ensure that the apartment remains in perfect condition in the future.

Please read all rules carefully to avoid any danger or deductions from your security deposit upon check-out.

Please also treat our house with the same respect you would show your own home.

We have put a lot of effort into making the house a beautiful place where our guests feel at home.

In the event of accidental damage, we will investigate the matter internally and decide whether and to what extent we will charge you for any costs incurred.

We hope you have a great time and can relax to the fullest during your vacation!

Please ensure that you have read and understood the house rules at the beginning of your stay.

Vacation Apartment House Rules

 

General Guidelines

 

a) The house rules are linked to the rental agreement. In case of non-compliance with the house rules, the landlord reserves the right to terminate the rental agreement or retain part of the security deposit.

b) All guests (and visitors) must follow the house rules and further instructions from the landlord, Oliver Jürgen Hesse - Fontaneallee 76 - 15745 Wildau.

 

Noise and Residents

 

a) This vacation apartment is not suitable for children under 7 years of age. Parents and guardians are responsible for the safety and behavior of children at all times.

b) Quiet hours apply in the building and on the property between 10 p.m. and 7 a.m. During this time, guests must remain quiet, avoid excessive noise, and be considerate of guests.

c) Excessive noise and parties are prohibited at any time of day or night and may result in termination of the rental agreement for the vacation apartment, the need to vacate the apartment, and additional costs for cleaning or similar, which will be charged to the tenant.

d) We ask our guests and their visitors to treat residents and neighbors with respect.

 

Visitors

 

a) Guests may only accommodate additional visitors during their stay with the landlord's consent. Please contact us.

b) Additional overnight guests must be announced in advance (during the booking) and accepted by the landlord. Additional costs may apply.

c) Guests are responsible for ensuring that the maximum number of visitors is not exceeded and that visitors also adhere to the house rules.

 

Events

 

a) Commercial events are prohibited.

b) Large private events are also prohibited. For small gatherings, care must be taken to ensure that the permitted number of visitors is not exceeded and that noise levels are adhered to.

 

Parking

 

a) Guests and their visitors must comply with applicable parking regulations and respect the vehicles and parking paths of neighbors.

b) The following parking options are available for this vacation rental: Each apartment has its own designated parking space on the property.

 

Waste Disposal and Recycling

 

a) Please dispose of and separate your waste in the containers provided in the kitchen. Additional garbage bags are available in the kitchen cupboard. General waste should be placed in the black bag and recyclable waste should be placed in the yellow bag.

b) Garbage containers are located at the entrance to the property. Green = residual waste, Yellow = recyclable waste (yellow bag), Blue = paper or cardboard

 

Safety

 

a) Each time you leave the holiday apartment, it is your responsibility to ensure that all windows and doors are closed for safety and to prevent rain, water damage, and theft. Failure to comply with this rule will result in liability for damages.

b) Lights, heating, fans, and electronic devices such as televisions must be turned off when not in use to save energy.

 

Valuables and Liability

 

a) The landlord is not liable for valuables/clothing.

b) Unless damage is caused by the holiday apartment itself, the landlord assumes no liability.

 

Damage

 

a) All damage must be reported to the landlord/proprietor as soon as possible. Failure to report any damage may result in a deduction from the security deposit or a claim for damages.

b) To avoid damage, furniture may not be moved from one room to another (without prior agreement).

c) Towels may not be stolen from the apartment (e.g., for use on the beach). Separate beach towels will be provided for this purpose upon request.

d) Bringing furniture and utensils belonging to the apartment is not permitted. Any missing items will be charged in full at their replacement value.

 

Keys

 

a) As a guest, you will receive the required number of keys from us upon check-in.

b) Lost keys must be reported immediately to the landlord/proprietor. c) In the event of loss, the tenant is liable and must bear the costs of replacing the affected locks. The cost is €120 per lock.

 

Smoking

 

a) Smoking is not permitted in the holiday apartment.

b) Smoking is permitted outside at the front door. We have provided a waste bin for your convenience. Cigarette butts must be disposed of properly (e.g., in the provided ashtray) and must not be thrown onto the property. Failure to comply, soiling, and damage such as burns will result in a fine/deduction of the security deposit.

 

Pets

 

a) Pets are not allowed in the holiday apartment.

 

Arrival and Departure

 

a) Arrival is between 3 p.m. and 10 p.m.

b) Upon departure, we ask our guests to vacate the accommodation by 11 a.m. at the latest;

c) For stays that exceed this time without prior agreement, the landlord reserves the right to charge an additional fee;

Cleaning

 

a) We ask you to keep the apartment clean at all times and to immediately remove any stains you cause. Please also put used dishes back in the cupboards or place them in the dishwasher.

b) Please leave the apartment swept and in the same condition as you found it upon departure.

Consent

 

a) A violation of these house rules violates the rental conditions as set out in the rental agreement. The landlord of the vacation rental apartment reserves the right to terminate the rental agreement and to evict guests who refuse to comply with the house rules from the apartment and the property.
